At 3 Havens, we turn land into active wealth. Our market systems are designed so landowners, agrarian skilled operators, and capital investors can partner safely and profitably. Every party wins, and every agreement is structured. Here are the four ways to participate.
1. LIVESTOCK ESTATE REVENUE INVESTMENT
This system brings three partners together to create profit from livestock on a single property.
THE THREE PARTNERS
1. The Land Title Holder– The individual or entity who holds the title or occupancy rights to the land.
2. The Livestock Manager – The person or team with the expertise and capacity to rear the livestock.
3. The Capital Investor – The person or group providing the funds to establish and operate the livestock venture.
HOW THE PARTNERSHIP BEGINS
The landowner determines how future profits from the livestock will be shared among the three partners. This profit-sharing structure is agreed before any work begins. The landowner and the livestock manager do not pay to use the land. The capital investor provides the funding that activates the project.
HOW FUNDS ARE DISTRIBUTED AT START
Once a capital investor commits funds to a project:
1. Ten percent of the total invested sum is paid to the landowner as an initial deposit for granting the license to use the property for livestock.
2. Ten percent of that deposit is paid to 3 Havens as the initial agency fee for structuring and facilitating the agreement.
3. The remaining ninety percent of the invested sum is released to the livestock manager. These funds are used to purchase livestock, construct shelters, set up installations, and cover all initial operating expenses.
HOW PROFITS ARE MANAGED
3 Havens Limited is appointed as the permanent property asset management agency for all proceeds generated from the livestock. We collect revenue from sales, account for expenses, calculate net profit, and remit each partner’s share according to the percentages set by the landowner at the start of the license. For providing this asset management service, 3 Havens is entitled to ten percent of the profits distributed to the partners.
LICENSE AND OVERSIGHT
The license to operate on the land is issued for a fixed period chosen by the landowner. 3 Havens remains the asset manager for the full term of the license. This arrangement can only change if fraud or gross inefficiency in work ethic is proven against the company, if 3 Havens winds up operations, or if a mutual arrangement is made to transfer asset management to another company. All parties agree to 3 HAVENS LIMITED'S autonomy in the remittance of profits to all stated parties.
2. CROP ESTATE REVENUE INVESTMENT
This system creates a partnership between three parties to generate profit from crop farming on a single property.

The farmer or investor who holds the license retains one hundred percent of the proceeds from their crop sales. 3 Havens is entitled to ten percent of the lump-sum license fee paid by the farmer or investor. This serves as our agency fee for verifying the property and facilitating the agreement. All parties agree to 3 HAVENS LIMITED'S autonomy in the remittance of profits to all stated parties.

For Revenue Investments We ensure the safe deposit of the initial capital from investors under the Revenue Investment systems. We are not a party to the daily farming or livestock operations but managers of the assets reasonably available before our inspection and audits.

We are not a party to the daily farming or livestock operations but managers of the assets reasonably available before our inspection and audits.
TITLE SEARCH
The Land Title Holder is obligated to provide title documents of the land. Or provide the sum of ₦100,000 for property title search or provide the sum of ₦100,000 for the perfection of land title. And that the company is not liable for any expense in the event where there is the discovery the said land title owner has no title.
INVESTORS INTEREST
Investors are entitled to a 20% interest or a period of time that the property owner chooses. Both the interest percentage and the period of time chosen is subject to any of which of the 2 is yet to be completed. That means, if the 20% interest and principal is paid and the time has not elapsed the contract would still continue until the time elapses and if the time has elapsed but the 20% interest and principal sum is yet to be completed the contract would continue until the sum is completed, this however subject to the continuity of the title holders title on the subject land.
